Arjun Whabi serves as the Director of the Real Estate Division at Whabi Holdings, where he plays a pivotal role in shaping the firm’s strategic direction and operational execution within India’s dynamic property market. A graduate of Boston University’s School of Management, Arjun brings a robust academic foundation combined with deep industry experience that has consistently translated into tangible value creation for the company.

With an expert understanding of the real estate lifecycle—from acquisition and financing to development and tenant management—Arjun has built a formidable track record across various asset classes.
 

• Non-performing and Distressed Assets:
  Under his leadership, Whabi Holdings has developed a distinctive investment model, primarily focused on identifying and acquiring non-performing and distressed real estate assets. These assets, often sourced through auctions and special situations, have yielded double-digit returns and achieved capital appreciation in the range of 2–3x—demonstrating both strategic foresight and executional excellence.

 

• Structured Financial Products:
  Arjun is also instrumental in structuring and negotiating sophisticated banking and financial products tailored to the firm’s real estate portfolio. His prior strong relationships with financial institutions has been a critical factor in securing the capital required for high-impact transactions.
   

• Transformation of Residential to Commercial Assets:
  A key highlight of Arjun's leadership has been the transformation of underperforming residential holdings into high-yielding commercial assets. By leveraging market demand and tenant-specific requirements, he has successfully repositioned these properties to attract premier commercial tenants, significantly enhancing revenue streams and asset value. Arjun has also played a strategic role in tenant acquisition, bringing on board marquee clients such as Titan Industries, HDFC, IndusInd, Bluemart Supermarkets, Al Maya, Amazon and other top-tier national and multinational retailers.
   

• Strategic Acquisition and Value Addition of Agricultural Lands
  In addition, Arjun has led initiatives to built a specialized in-house team focused acquire legally encumbered agricultural lands across India—a niche and often overlooked segment—Arjun oversees a cross-functional unit of legal experts, land acquisition specialists, and regulatory consultants who identify undervalued agricultural parcels with legal, zoning, or ownership complexities. This team systematically navigates the legal landscape, resolves encumbrances, and manages the end-to-end process of converting these assets into development-ready residential or commercial properties. Through strategic land use conversions, plan approvals, and leveraging applicable government subsidies and incentives. This approach has opened up new residential and commercial development opportunities for Whabi Holdings.

Niranjan Whabi

Director – Hospitality Division & Real Estate ( Dubai ), Whabi Holdings

Niranjan Whabi is the Director of the Hospitality Division at Whabi Holdings, where he brings his in-depth knowledge of the hospitality industry and a sharp focus on operational excellence to drive the firm's success in the UAE. A graduate in International Hospitality Management from the prestigious Emirates Academy, Niranjan combines his academic foundation with years of hands-on experience to ensure that Whabi Holdings' hospitality offerings not only meet but consistently exceed industry standards.

With a keen eye for detail and a strong background in strategic planning, Niranjan has played an instrumental role in elevating the firm’s hotel properties to new heights. His leadership is defined by a commitment to delivering exceptional experiences for guests, optimizing operational efficiency, and creating long-term value for the company.
 

Key Achievements

• Hotel Expansion & Rebranding
  Niranjan led the successful rebranding and renovation of two key properties: Astoria Hotel and Ambassador Hotel. Under his guidance, both hotels were transformed into flagship destinations: Grand Astoria and Grand Ambassador. Through strategic renovations, Niranjan maximized the properties' revenue potential by optimizing the use of existing Floor Area Ratio (FAR), renovating guest rooms, and converting previously underutilized spaces into profitable departments such as upscale restaurants, spas, and event venues.

• Food & Beverage (F&B) Development
  Niranjan has also excelled in sourcing and negotiating with premier F&B operators, bringing top-tier outlets to Whabi Holdings’ hospitality portfolio. His ability to forge successful partnerships with renowned chefs and hospitality brands has significantly enhanced the culinary offerings of Whabi-owned properties, driving guest satisfaction and additional revenue streams.

• Le Blanc Hospitality – Dubai
  Expanding Whabi Holdings' footprint in the luxury hospitality sector, Niranjan launched Le Blanc Hospitality, a high-end catering company in Dubai. This venture quickly established itself as a leader in luxury catering, providing tailored services for corporate clients, high-profile events, and private functions, thereby solidifying Whabi Holdings' presence in the upscale hospitality market.

• Build-to-Spec Commercial Real Estate in the UAE
  Beyond hospitality, Niranjan has been instrumental in the development of build-to-spec commercial assets, such as warehouses and retail spaces in the UAE. By understanding market demands and the evolving needs of businesses in Dubai and beyond, Niranjan has been able to construct bespoke commercial properties that offer high returns on investment while meeting the growing demands of the regional market.

• Comprehensive Real Estate Management
  Niranjan is also responsible for overseeing Whabi Holdings' entire real estate portfolio in the UAE, including both hospitality and commercial assets. His ability to manage and strategically align the diverse aspects of the company’s real estate operations ensures optimal performance, long-term profitability, and sustainable growth.
